If you’re interested in a Studio/Apartment at The Quarters, the first thing to do is get in touch by using our online contact form, and we’ll get back to you within 48 hours. At this stage, you’ll be asked to provide some basic personal details.
Once you’ve told us your preferred location and length of stay, we’ll provide you with the details of all suitable studios/apartments currently available. The details will clearly show you all the costs involved, including move/check-in costs and your projected monthly/weekly/nightly rent/rates.
Liaising with the General Manager, you’ll agree a viewing schedule that suits you. They’ll meet you at the property, show you around the studio/apartment(s) and clearly explain the terms and timeline.
If you decide to take the studio/apartment and agree to the terms of License/AST described to you, it’s time to make an offer and reserve/book the studio/apartment. You’ll be asked for a Reservation/Booking Fee – equivalent to one week/night’s rent/rate. Then we’ll take the studio/apartment off the market straight away, and it will stay off for 7 days, to allow time for the reference checks to happen (in case an AST/long license is signed).
As with all rental Licenses/ASTs, we’ll ask you to supply us with a reference and income guarantees. You’ll need to submit your reference application within 72 hours of reserving/booking the apartment, or we’ll have to put the studio/apartment back on the market (in case an AST/long license is signed).
Some special rules for references and guarantees
If you’re foreign student, we’ll need a character reference as well as confirmation from your college or university. You’ll also need to pay for your 6-month stay in advance (in case an AST/long license is signed).
If you’re in full-time employment, you’ll need to show us that your monthly salary is at least 2 times the rental amount (in case an AST/long license is signed).
If you require a guarantor, they’ll need to show us that their monthly salary is at least 2.5 times the rental amount (in case an AST/long license is signed).
If you successfully pass the reference checks, you’re ready to sign the License/Assured Shorthold Tenancy (AST), which outlines the terms and conditions of your stay at The Quarters.
Moving-in Monies comprise the following:
— Rent/rate pro rata until the end of the month/week (depending on the License/AST). If your move/check-in date is after the 15th day of the month, the rent/rate pro rata will be charged until the end of the following month or stay (depending on License/AST).
— A deposit equivalent to 5 week’s/nights’ rent/rate. This is deposited with the Deposit Protection Scheme (DPS), a government approved tenancy deposit protection scheme in England and Wales, operated by The Dispute Service Ltd.
NB. The initial Reservation Fee, mentioned in Step 4, is credited and will form part of your move/check-in monies.
You’ll need to pay the total Move/check-in Monies 7 days before your move/check-in date, to ensure that funds have cleared our account. Once you’ve paid, the License/AST is completed, and you’re all set to move/check in.
Before your move/check-in date, you should get in touch with the General Manager and let them know what time you plan to move/check in. When you arrive, they’ll welcome you and ask to see a valid form of ID, i.e. your driving licence or passport and evidence of your right to reside in the UK (in the case an AST is signed).
Then they’ll briefly run through some key aspects of living at The Quarters, how to use the guest’s portal and give you your Access Cards.
Once you’ve moved/checked in, you should check the Inventory List on your guest portal (in line of the terms of your License/AST) and make sure you send in any comments or discrepancies within 48 hours.
Now all you need to do is relax and enjoy your stay at The Quarters.
